What is Gas Safe?

Gas Safe Register is an official registration body for engineers who have been officially authorized to work with gas appliances (e.g., Boilers, cookers, fires). All gas engineers must be legally registered.

Gas Safe was previously known as CORGI.

Gas Safe is responsible for keeping a record of all registered Gas Safe technicians. They also investigate claims of engineers working illegally.

How do I find out if an engineer has been registered with Gas Safe?

1. Before any gas-safe registered engineer performs work, you should ask for their registration cards.
2. The Gas Safe Register can be viewed online
3. Ask the engineer for his Gas Safe Register ID card.

It is vital to verify that an engineer has been registered. Gas engineers who aren’t registered can’t legally work with gas. Unregistered engineers can pose a danger to your home and family.

I am a landlord. What are my obligations regarding gas safety?

You, as a landlord, are responsible for the safety and well-being of your tenants.

You are responsible for making sure that all gas appliances in the property and gas pipes and flues are serviced at least every 12 months in line with manufacturer instructions/recommendations.

If you do not have the instructions or recommendations, a service from a Safe Gas engineer will suffice.

You must keep a duplicate of your landlord certificate for at least 2 years. Your tenant must receive a copy within 28 days.

If the tenant has their own gas appliance, you, as the landlord, are responsible only for maintaining the pipework that leads to it (but not the device, which is the tenant’s responsibility).

For all maintenance and work, you must use a Gas Safe Engineer.

I’m a student. What should I do to ensure that my rental property is safe?

Your landlord must prove to you that your gas pipes, flues, and appliances are safe.

What should you be especially aware of?

Carbon monoxide can kill. A carbon monoxide alarm is a great idea. You can take it along to all your properties. You could be saved by having an alarm that alerts you when things become unsafe. It is difficult to detect carbon monoxide if there is no alarm. Carbon monoxide poisoning can cause headaches, nausea, dizziness, and collapse.

Your landlord must have your gas appliances, flues, and pipework checked and serviced every year. You will be given a copy of the most recent inspection report and access to the property to allow for annual checks. You must receive a copy of the Gas Safety Check Report from your landlord within 28 days after it was completed or when you move into the property. This report may not be available from your landlord. You should investigate further to ensure your safety. Gas Safe Register can help you report a landlord who isn’t following the law.

Ask for a Gas Safe card when an engineer comes to your home to perform the annual check.

You are responsible for checking and maintaining the safety of your gas appliance when you bring it into a home. Only your landlord is accountable for the protection of the pipework connecting to the device.

I am renting a vacation property. What should I look for?

Your holiday landlord must prove to you that your gas pipes, flues, and appliances are safe. They can either show you a copy or display it on the property.

The responsibilities of a holiday landlord are the same as those of landlords for long-term lets.

What should you be especially aware of?

Your gas appliances, flues, and pipework must be serviced and checked by your holiday landlord every year. The most recent inspection report will be available from your landlord. This is a sign that your landlord may not be able to provide it. It could indicate that your gas appliances or pipework are unsafe and at risk of explosions, fire, carbon monoxide poisoning, or even fire.
